From the Broker's Desk
Firsthand observation, not market data.
“From my own listings: I'm seeing large price reductions in the MLS, and fresh valuations on some homes that didn't sell are coming in roughly $30,000 to $40,000 lower than before. With dues rising, I believe that pressure on values is real.”

Verification against MLS sales records is coming in a future update.
What It Means
For sellers: More competition means price and presentation matter. Know your number before you list.
For buyers: More choice and more room to negotiate than last year. Budget for the current dues.
Public data cannot tell us how many sellers are listing because of dues. We do know dues are one of the first numbers buyers ask about.
