Buyers: Full Representation, Plus a Buyer Rebate Credit
Buying in Leisure Village or another Camarillo 55+ community, you work directly with the Broker, not a team and not a handoff. Where the seller offers compensation to the buyer's broker, part of what we earn can come back to you as a Buyer Rebate Credit.
How It Works
- You sign a written Buyer Representation Agreement stating compensation, services, when compensation is due, and an expiration date (California AB 2992). We ask for it before the first tour, and it is required no later than your offer.
- The Credit comes only from buyer-broker compensation the seller actually pays on that property.
- The Credit is disclosed in writing, disclosed to your Lender when you use a loan, and paid through Escrow so it appears on your Closing Disclosure.
- You choose your own lender, title company and escrow company. The Credit is not tied to any vendor.
FOR GR REVIEW: the old site advertised an older percentage Buyer Credit. That figure is on hold until GR confirms the current buyer rebate wording, so no percentage or dollar example is published here.
Where the Credit Can Go
Subject to Lender approval, a Credit may go toward buyer closing costs, loan charges or points, a rate buydown, or cash to close if your loan program allows. Some loans cap credits at actual closing costs and some do not allow cash back. Tell your Lender on day one.
What It Is Not
It is not a guaranteed check. If the seller pays less than expected, we renegotiate with you in writing and the Credit is adjusted to match what is received. You still receive full broker representation either way.
Compensation is negotiable and not fixed by law. This is general information, not legal, tax or lending advice. Final terms are in your signed written agreement. See Disclosures.
Common Questions, Answered
Do I need a written agreement with a buyer's broker in California?
Yes. California requires a written buyer representation agreement stating the compensation, the services, when compensation is due, and an expiration date. We ask for it before the first tour when possible, and it is required no later than your offer. You can read every term before you sign.
What is the Buyer Rebate Credit?
Where a seller offers compensation to the buyer's broker, part of what we earn can come back to you as a Buyer Rebate Credit. It comes only from compensation the seller actually pays on that property, it is disclosed in writing and to your Lender, and it is paid through Escrow. It is not a guaranteed check.
What should I budget besides the purchase price in Leisure Village?
Plan for monthly HOA dues, which are $671 to $1,014 for 2026-27 by model, plus electricity, gas, an HO6 interior insurance policy, property taxes and termite correction, none of which dues cover. Add closing costs and any Association document or transfer charges. We help you total these before you offer.
Will my lender approve a loan in a 55+ community?
Many lenders review the Association's budget, reserves, insurance and owner-occupancy before approving a loan on a condominium or attached home, and each lender sets its own requirements. Some buyers pay cash. Talk to your Lender on day one, and we will request the Association documents your lender needs.
